Everything west of 168 Street, and the part of Cloverdale that was here first. Wide mature streets, generous setbacks, and farmland along the western edge that is in the Agricultural Land Reserve and is not going anywhere.
It is not one thing. South of 60 Avenue the lots run large and the houses with them; north of it the mix widens to condos and townhomes on much smaller lots. Same name, two quite different purchases.
West Cloverdale tends to be the OG. It is the higher end area of Cloverdale — larger houses — and anyone going there is going into a home.

West Cloverdale makes that sharper than most, because the lot does so much of the work here. A house on 12,000 square feet does not price like the same house on 3,000, and a single Cloverdale average hides the whole distance between them. Recent sold data for the streets you are actually watching is worth more.
What the community is actually like, and what is changing. West Cloverdale is the established side of Cloverdale, and it splits into two quite different halves at 60 Avenue.
This is the older, settled side of Cloverdale, and it looks it. The street trees are decades into their canopies, the boulevards are wide, and the front setbacks are long enough that houses sit well back from the sidewalk rather than pressing up against it.
The western edge is farmland in the Agricultural Land Reserve, along 64 Avenue and out toward 152 Street. That matters for more than the view: ALR land is protected provincially, so the green edge on that side is not a development site waiting its turn.
Errands mean a short drive rather than a walk. The commercial core of Cloverdale sits east around 176 Street, which is minutes away by car and the reason most households here run on one.
Two elementary schools sit west of 168 Street: A.J. McLellan Elementary at 16545 61 Avenue, and Surrey Centre Elementary at 16670 Old McLellan Road. Both are inside West Cloverdale rather than a drive away from it.
Which one actually serves a given home depends on the address, not the neighbourhood name, and catchments move as schools fill — being inside a boundary is not the same as being guaranteed a seat, and Surrey Schools reserves the right to redirect once a school is at capacity. Search homes by school catchment rather than relying on a neighbourhood label, and confirm current capacity with the district.
I do not rank schools here and I am not going to start. Buyers do not ask me to.
West Cloverdale runs on cars, and it is the furthest of Cloverdale’s neighbourhoods from the coming SkyTrain. Reaching the network today is roughly a thirty minute bus ride, which is the honest answer for anyone arriving from a transit-served part of the region.
The Surrey–Langley SkyTrain extension along Fraser Highway is scheduled to open in late 2029, with all eight stations under construction. It will serve Cloverdale, but from here it is a drive to a station rather than a walk.
What this side does have is road access. Highway 10 runs along the southern edge, and 168 and 176 Street carry you north and south, putting Langley, South Surrey and Highway 1 within easy reach.
What moves price in West Cloverdale is the lot, and which half of the neighbourhood it sits in. South of 60 Avenue the parcels run from roughly 7,000 square feet up to 12,000; north of it a detached lot may be 2,000 to 4,000, with townhomes and condos in the mix. Those are different markets wearing one name.
The second thing is form. A condo, a townhouse and a detached house on the same street answer to different buyers and move at different speeds, and West Cloverdale carries all three — which is exactly why an average across the neighbourhood tells you very little about any particular street.

60 Avenue is the line. South of it the lots run roughly 7,000 to 12,000 square feet with executive-style houses on them, and it is one of the most sought-after parts of Cloverdale. North of it the area is older and the mix is wider — condos, townhomes and detached houses on lots nearer 2,000 to 4,000 square feet.
That is the genuinely unusual thing about the north half. It carries condos, mid-size and larger townhomes, and detached houses within the same established streets, so a household can start in one and move up to the next without changing neighbourhood, schools or commute. Most Cloverdale neighbourhoods offer one or two rungs of that ladder, not all three.
It is Caroline’s word for it, and it means first. This is the older, established side — mature street trees, long setbacks and homes that were here before the newer subdivisions east and north went up. “It tends to be the OG,” as she puts it, and buyers usually mean settled rather than merely older when they say the same thing.
Those are planning and portal labels, not a single neighbourhood name. The City of Surrey runs Neighbourhood Concept Plans for West Cloverdale South and for the areas north of it, and listing portals borrow that vocabulary to split their search results. They describe the same ground people simply call West Cloverdale.
168 Street. West Cloverdale is everything west of it; Downtown Cloverdale runs from 168th east to 176th and holds the town centre. The practical difference is errands — Downtown is where you can do them on foot, and West Cloverdale is where you drive a few minutes to do them.
It depends entirely on which side of 60 Avenue you are on. South of it, detached lots run from about 7,000 square feet up to 12,000. North of it, detached lots are commonly 2,000 to 4,000 square feet, with townhomes and condos alongside them. That spread is the single biggest reason a neighbourhood-wide average price tells you so little here.
