I spent seven years in development and construction before real estate, working alongside architects and designers, so I can see past finishes to what a home actually is. I’ve lived and worked in Cloverdale, Surrey, Langley, White Rock and the Fraser Valley for the last 20 years, so I know these streets block by block, not from a listing sheet.

Results come from the B.C. Ministry of Education’s published data, dated by school year and shown against the district and provincial averages. They measure a narrow set of outcomes, and the guide is straight with you about which.

I’d rather be genuinely useful about a handful of neighbourhoods than vaguely familiar with the whole Lower Mainland.
West Cloverdale is the original, with ALR land running along 64th and 152nd and the larger houses just west of 168th. East Cloverdale is more compact, full of parks, and so dog-friendly that almost every second house has one.
