Because the sold prices belong to the real estate boards, not to me. The Fraser Valley Real Estate Board and Greater Vancouver REALTORS® only allow a REALTOR® to show sold MLS® data online to people who have registered with a real email address and accepted the board’s terms of use. Every REALTOR® website in the region works the same way.
Registering is the board’s way of knowing the data is going to a real person for their own use. It isn’t a sales funnel with a price at the end. Here is exactly what you’re agreeing to, taken from the terms the sign-up form links to.

One sale on its own can mislead you. Once you’re signed in, these are the four things I check before I let a sold price tell me anything.
A home that sold over its asking price and one that sold well under it tell you very different things about the street, even if the final numbers look close.
The Fraser Valley market can move noticeably in a season. A sale from last spring is a starting point, not today’s price.
Compare a detached house with detached houses: similar size, lot, age and updates. A townhouse three doors down isn’t a comparable, even on the same street.
A quick sale and a slow one at the same price are different stories. How long a home sat tells you how hard the price was to reach.

Sold prices are the raw material. Getting from them to a number for your home means adjusting for everything that makes it different: the lot, the updates, the layout, the month you’d list in. That’s the part I do by hand, and it’s free.

It’s free, and no. The board’s terms of use say plainly that registering creates no agency relationship, no representation agreement and no financial obligation. You’re agreeing to use the data for yourself rather than republish it. That’s all.
No. A BC Assessment value is a mass-appraisal estimate for property tax, set as of July 1 of the year before the notice arrives. It doesn’t see your renovations, and the market may have moved since. Recent sold prices of similar homes nearby are a far closer guide to what a buyer would pay today.
Asking prices are advertising, so sellers want them seen. Sold prices are MLS® data owned by the real estate boards, and in BC the boards only release them online through a REALTOR’s registered-user area. That’s why sites showing sold prices ask you to sign up first.
Check your inbox, and your junk folder, for the confirmation email and click the link in it. Sold prices unlock once the email address is confirmed. Then come back to this page and sign in. If the email hasn’t arrived after a few minutes, let me know and I’ll sort it out.
