If you are weighing a move, recent Cloverdale sold data for the specific streets you are watching is more useful than any average.
What the community is actually like, and what is changing. Cloverdale is being built out right now, and that is the part most buyers have not caught up with.
The Cloverdale Sport & Ice Complex at 6336 177B Street opened in October 2025, a $132.8M build with two NHL-sized ice sheets and a third approved and targeted for 2027. At Cloverdale Athletic Park, two synthetic turf fields and a covered practice facility are underway, targeted for completion in 2026. A new aquatic centre was proposed in July 2026, with no confirmed site, funding or timeline yet.
At the south end, the new Surrey Hospital and BC Cancer Centre at 5500 180 Street, a $2.88B project targeted to open in 2030, was roughly half built as of March 2026. It is going up beside the KPU trades campus that has been at that address since 2007.
Most of Cloverdale is walkable. It is home to the Cloverdale Rodeo & Country Fair at the fairgrounds on 176 Street, and to Surrey’s main Canada Day celebration.
This site does not rank schools, and the reason is simple: the question does not come up. Most of the time clients just want to know which catchment the schools are in, not which one is best.
The Cloverdale elementary schools, Adams Road, A.J. McLellan, Hillcrest, Don Christian and George Greenaway, are all good schools with nothing outstanding or negative to say about them. Don Christian and George Greenaway run extra support programs for families.
Three secondaries serve the area: Lord Tweedsmuir at 6151 180 Street, established in its current form in 1993; Clayton Heights at 7003 188 Street, opened 1999; and École Salish at 7278 184 Street, opened 2018. Salish is the one buyers ask about by name, and it is worth being clear why: it is the newest of the three, so people have no prior on it and simply want to know more. Clayton Heights Secondary was running about 33.4% over its built capacity as of 2025, with a funded 1,000-seat addition due in fall 2029.

Cloverdale runs on cars today. Reaching the SkyTrain network is about a 30-minute bus ride, and that is the honest answer to give anyone moving from a transit-served part of the region.
That changes at the end of the decade. The Surrey–Langley SkyTrain extension along Fraser Highway is scheduled to open in late 2029, with all eight stations under construction and guideway foundations roughly 90% complete. A station at Hillcrest and 184 Street will serve East Cloverdale directly.
In the meantime, Highway 10, Fraser Highway and 176 Street put Langley, South Surrey and Highway 1 within easy reach. Being central to all three is how buyers here tend to describe the trade.
Cloverdale reports through the Fraser Valley board rather than the Greater Vancouver one, so its benchmarks move with Fraser Valley numbers and not with Surrey as a whole. That catches people out: Cloverdale sits inside Surrey but does not track it.
Within Cloverdale, three things move a price more than the month does. What you are buying, whether that is an apartment, a townhome, a detached house or land. How big the lot is. And which sub-area it sits in. The distance between a Clayton Heights townhome and a Serpentine acreage is wide enough that a single “Cloverdale” benchmark is a starting point, never an answer for a particular street.

North of 64th the homes sit closer together, with small yards and often no garage. Hillcrest Park more than compensates, and families use it constantly. It is very dog-friendly, and it is where a lot of first homes are.

The OG. South of 60 Avenue you get executive-style homes on the largest lots in Cloverdale. North of that it is older and established, with a full housing ladder: you could start in a condo, move up to a townhouse and end in a detached home without leaving.

North of Fraser Highway, and the only higher-density part of Cloverdale. A lot of these homes are a detached house with a coach home, which is what makes a detached purchase work for a family that needs a mortgage helper. Very walkable.

168th to 176th, the main middle ground and genuinely up-and-coming. New condos and rentals have gone in beside a mix of older townhomes and condos. A good area for future investment, or for someone who wants to be right in the heart of it.

South of Highway 10, and Cloverdale’s rural and acreage edge rather than a residential neighbourhood like the other four. Large homes on mid to larger lots, mixed with farmland and some light industrial. Inventory is thin and priced accordingly.

Short answers to the questions buyers ask most about Cloverdale.
Five: East Cloverdale, West Cloverdale, Downtown Cloverdale, Clayton Heights and Serpentine. Locally you will also hear Central Cloverdale, Clayton Hill, Eagle Ridge and Provinceton, which are names people actually use rather than official boundaries. Only three of them are Fraser Valley MLS® sub-areas: Cloverdale BC, Clayton and Serpentine.
Buyers ask this a lot, and it is usually a question inherited from Surrey’s size rather than anything specific to Cloverdale. Surrey is large and its communities differ from one another a great deal, which is why Cloverdale, Fleetwood and South Surrey all get named separately. The useful comparison is street by street rather than city-wide.
The full range: apartments and townhomes concentrate in Clayton Heights and Downtown Cloverdale. Detached homes run from roughly 2,000 square foot lots in East Cloverdale up to 12,000 square feet in the south end of West Cloverdale, and Serpentine, south of Highway 10, is acreage. That spread is why a single Cloverdale benchmark price tells you less than it appears to.
It depends less on the neighbourhood than on what you are comparing it against. Clayton Heights reads as dense and parking-tight beside Walnut Grove or Brookswood, and as well-connected and attainable beside options at the same price elsewhere. Working out what your real alternative is usually settles the question faster than touring five neighbourhoods.
