What does a free home evaluation include?

A home evaluation from me is a written price range for your home, built from homes like yours that have actually sold nearby, not from asking prices or a formula. You get the range, the comparable sales behind it and my reasoning, usually within 1 business day and with no obligation to list.

  1. A range, not a single number

    Where your home realistically sits today, with the low and the high end explained, so you can plan around it rather than guess.

  2. The comparables

    The recent sales I’d point a buyer’s REALTOR® to: same kind of home, similar size, close by. What they sold for, not what they asked.

  3. My reasoning

    Why your suite, lot or updates move the number, and what wouldn’t. The part an online estimate can’t give you.

Why not just use an online home value estimate?

An online estimate is a useful starting point, but it has never been inside your home. It can’t see a suite, a renovated kitchen, a backyard that backs onto green space or a busy road out front, and in the Fraser Valley those details can move a price a long way.

  1. Tell me about the home

    The address and a few taps: type, bedrooms, bathrooms, condition and your timing. Anything special goes in the notes.

  2. I pull the comparables

    I look at what has actually sold near you recently, adjust for the differences, and work out where your home sits.

  3. Your range arrives within 1 business day

Your home is worth what comparable homes near you have recently sold for, adjusted for the differences: size, updates, a suite, the lot and the street. In Surrey, Langley and Cloverdale those differences can be large, so I build a range from real sales rather than a single automated figure, and send it within 1 business day.

Yes, it’s free, and no, there’s no obligation. Plenty of Fraser Valley homeowners ask for an evaluation to plan a refinance, a renovation or a move that is years away. You get the same range and the same reasoning whether you’re selling next month or just curious, and there’s no sales pitch attached.

They are a reasonable starting point, but they can’t see inside your home. An automated estimate doesn’t know about a legal suite, a new kitchen or a lot that backs onto a busy road, and those are exactly the things that separate one Fraser Valley home from the one next door. A REALTOR® evaluation accounts for them.

Your BC Assessment is a property-tax value set at a fixed date the year before, so it often lags the market. An appraisal is a formal report by a licensed appraiser, usually ordered by a lender. A home evaluation from a REALTOR® is a current range based on recent comparable sales, meant to help you decide whether and when to sell.

No. For your first range I work from what you tell me and from recent sales around your home in Surrey, Langley or wherever it is in the Fraser Valley. If you’d like a sharper number, a short walkthrough lets me see the updates and features in person. That’s your call, never a condition.

I’m based in Cloverdale and work across Surrey, South Surrey, White Rock and Langley, and more widely in the Fraser Valley, BC. If your home is a little further out, send the address anyway. I’ll tell you honestly whether I know that market well enough to give you a useful range.
