Pick a school, public or independent, and see only the homes for sale inside its catchment. The boundaries come from the Surrey and Langley school districts themselves, not from a postal code or a neighbourhood name, because a catchment line rarely follows either.
Each school’s provincial results sit beside its district and the province, so a number reads as context rather than a verdict. Type an address to see which schools it feeds, or start from the school and work back to the homes.

A search with a real ceiling is a shorter, calmer search. The first is a calculator you can use on your own; the second is me, so it starts with a short form.

Every listing on carolinejeklin.ca comes straight from the Fraser Valley Real Estate Board’s MLS® system and refreshes through the day, so a home in Surrey, Langley or White Rock that shows as active here is active. The exceptions are the homes that never reach the public feed at all, which is what Let Caroline Find It is for.

Yes. In BC, REALTORS® can share sold data with registered clients, so with a free account you can see recent sold prices in Surrey, Langley and White Rock, either inside a saved search or through See What Sold Nearby. It’s the single most useful number when you’re deciding what to offer.
It shows only the homes for sale inside a school’s catchment boundary, using the boundary the Surrey or Langley school district publishes. You choose the school first, public or independent, and the homes follow. It’s the search I built this site around, because a boundary line rarely follows the neighbourhood name. Try it with any address.
