A master-planned community laid out around an eighteen-hole golf course, between 32 and 40 Avenue and 152 and 168 Street. Large executive houses on generous lots, a good many of them looking onto the fairways, with newer townhomes and condominiums alongside.
Named for William and Margaret Ann Morgan, who homesteaded here in 1885 — a long time before anyone drew a fairway across it.
A place designed all at once, and it shows — the streets curve on a plan and the houses share a vocabulary. Here you see the houses from the road.

Asking prices are public. Sold prices are not. They come off the board, and they are the only numbers that tell you what a home on your street is genuinely worth.
Two things move a number here that an average will not show you: whether the home backs onto the course, and whether it is a detached house or one of the newer townhomes. Both are inside the same neighbourhood name and neither is visible in a benchmark.
What the community is actually like, and the two names it gets confused with. One of them is a shopping centre in the next neighbourhood over.
Morgan Creek runs roughly 40 Avenue in the north to 32 Avenue in the south, and 168 Street in the east to 152 Street in the west. It is a master-planned community rather than one that grew street by street, and it shows — the roads curve on a plan, the boulevards match, and the houses share a vocabulary.
At the centre of it is the Morgan Creek Golf Course at 32 Avenue and 160 Street: eighteen holes, designed by Thomas McBroom, and named BC Golf Facility of the Year. Morgan Creek Park and the Grandview Heights Aquatic Centre are both along 160 Street.
The name is older than any of it. William and Margaret Ann Morgan homesteaded here in 1885.
Morgan Creek Elementary is at 3366 156A Street, inside the neighbourhood. Rosemary Heights Elementary, at 15516 36 Avenue, serves the adjacent Rosemary Heights locality and is also cited as relevant to families here. Earl Marriott Secondary is the nearest high school. Southridge School, which appears on most listings for this area, is private — K to 12, independent, not part of the public system.
Which school serves a given home depends on the address, not on the neighbourhood name. Check the district’s own catchment tool against the real address before you rely on it. I do not rank schools here and I am not going to start.

Road access is by the 152, 160 and 168 Street corridors, with Highway 99 reached through Grandview Surrey immediately to the south. There is no SkyTrain in South Surrey at all, and none is planned.
I do not have a verified bus route through Morgan Creek and I am not going to name one I have not checked. If transit matters to your decision, check TransLink’s own route map against the specific address.
Everyday shopping is not inside the neighbourhood. It is south, in Grandview Surrey — The Shops at Morgan Crossing on Croydon Drive and Grandview Corners just north of it. Convenient, and worth naming precisely, because the similarity between “Morgan Creek” and “Morgan Crossing” misleads people constantly.
What moves a price here is position within the plan more than anything else. Backing onto the fairways is the premium, and it is a real one; a townhome inside the same community is a different product entirely, aimed largely at buyers who want to stay in the neighbourhood with less house to run.
Because the community was built to one plan, the streetscape is uniform and the housing vocabulary is consistent — which is the opposite of Elgin Chantrell next door, where every lot was developed on its own terms.
🚫 Two cautions on numbers. The wide price range you will find quoted for this area on the big portals is listing-aggregator colour, not board data, and it is not comparable to a benchmark. Short answers to the questions buyers ask most about Morgan Creek — including the two name confusions that send people to entirely the wrong place.
Not as the board sees it. Rosemary Heights is an adjacent locality with its own identity — Rosemary Heights Elementary is at 15516 36 Avenue — and it is not one of the nine MLS® sub-areas in South Surrey. Morgan Creek is.
So a home marketed as being “in Rosemary Heights” will be filed on the MLS® under one of the actual sub-area names, and often that is Morgan Creek. The name is real and people use it; it just is not a filing category.
Practical version: treat Rosemary Heights the way you would any neighbourhood name that is not on the board’s list — useful as a description of a pocket, useless as a boundary. Ask which streets are meant.
Reported boundaries are 40 Avenue on the north, 32 Avenue on the south, 168 Street on the east and 152 Street on the west.
That is a genuinely tidy box by South Surrey standards, and it is a consequence of the area being master-planned rather than grown — a community laid out in one go tends to have edges someone actually drew.

Not directly, which surprises people. Morgan Creek has no highway frontage — you reach Highway 99 by driving south through Grandview Surrey, or west along the 152 Street corridor.
The three north–south roads that serve the neighbourhood are 152, 160 and 168 Street, with 32 and 40 Avenue closing it at either end.
Being set back from the highway is most of why the neighbourhood is as quiet as it is, and it is also why everyday shopping is a drive: The Shops at Morgan Crossing and Grandview Corners are both south of here, on Croydon Drive. 🔴 Yes, Morgan Crossing is in the other neighbourhood. The two names get swapped constantly.
Yes, and this is the sort of thing that is worth getting straight once. Grandview Heights is the City of Surrey’s broader planning-area name for a roughly 1,050-hectare swath of South Surrey. Morgan Creek, Pacific Douglas and Grandview Surrey all sit inside it as neighbourhoods.
Grandview Surrey is the narrower MLS® sub-area name — and it is a different thing from Grandview Heights, despite what most pages imply by using the two interchangeably.
So Morgan Creek being in the Grandview Heights planning area does not make it part of Grandview Surrey. One is a City planning boundary; the other is a board listing category. They answer different questions.
Because the whole community was planned around it. Morgan Creek Golf Course — eighteen holes at 32 Avenue and 160 Street, designed by Thomas McBroom — is the organising feature of the neighbourhood, so it gets named on every listing whether or not that particular house can see a fairway.
The distinction matters to price. Backing onto the course is a genuine premium and a genuinely limited number of lots. Being in a golf-course community is a much larger group of houses at a very different number.
If a listing mentions the course, look at the plan and the outlook rather than the sentence. It is one of the easiest things to check and one of the most expensive to assume.

Sources describe Morgan Creek as master-planned and exclusive. None of them confirms that it is literally gated, and I am not prepared to tell you it is on that basis. What I can say is that individual developments within a neighbourhood are sometimes gated even where the neighbourhood is not — that pattern exists elsewhere in South Surrey.
If gated access is something you actually need, treat it as a per-property question rather than a neighbourhood one, and get it confirmed on the specific strata or development before you write an offer.
Yes — Morgan Creek Park, along 160 Street, inside the neighbourhood. The Grandview Heights Aquatic Centre is on the same road, and although its name belongs to the wider planning area rather than to this one, it is the nearest major recreation facility.
What Morgan Creek does not have is a shopping centre, a village or a high street. Everyday errands mean driving south into Grandview Surrey, where the retail is.
And the golf course is not a park. Morgan Creek Golf Course is a private facility that the community was planned around — it shapes the streets and the outlook, and it is not public open space you can walk across.
