Search the name and you get green fees. The neighbourhood is the other thing it means — hay ground, fence lines and a river valley.

Acreage makes an average meaningless. No two parcels here are alike in size, servicing or what can be done with them, so the only figure worth having is what genuinely comparable properties actually went for — and there may be very few of them in a given year.
What the area is actually like, and which Hazelmere this page means. That second one is not a joke: the name belongs to a golf club and to a town in England before it belongs to this housing market.
Hazelmere was settled as Hall’s Prairie in 1878 and is one of Surrey’s first farming areas. That is not decoration — it is why the land is laid out the way it is, and why so much of it is still in agricultural use.
Halls Prairie Elementary stands on the site of an original schoolhouse that opened in 1884. Hall’s Prairie Country Market Day and Hazelmere Organic Farm are both still running local fixtures.
The area sits east of Highway 99, near the US border, with road access west to White Rock and Crescent Beach. Development and industry are described as beginning to move in, so the acreage character is not static — but it is still overwhelmingly what is there.
Halls Prairie Elementary is described as the only school in the community, and it stands on the site of a schoolhouse that opened in 1884. Older students are bused to Earl Marriott Secondary, which is a considerable distance west.
That is worth weighing properly rather than skimming. In most of South Surrey the school question is which catchment an address falls in. Here it is a travel question as much as a catchment one, and it is one of the practical trades of buying rural.
Which school serves a given home still depends on the address, not on the neighbourhood name. Check the district’s own catchment tool against the real address before you rely on it. I do not rank schools here and I am not going to start.

Everything here is a drive. The area sits east of Highway 99 near the border, with described commuter access west to White Rock and Crescent Beach and north up the highway. There is no SkyTrain in South Surrey at all, and none is planned.
I do not have a verified bus route through Hazelmere and I am not going to name one I have not checked. On acreage this is not a detail — assume you will be driving, and check TransLink’s own route map against the specific address if it matters to you.
There is no village centre and no shopping inside the area. The nearest retail is west and north, in Grandview Surrey and along the King George corridor.
What moves a price here is the parcel, and almost nothing else. Size, servicing, road frontage, what is on it and what may be done with it — those decide the number, and they vary property to property in a way that no neighbourhood-level figure can capture.
Inventory is genuinely thin. This is a small, largely agricultural community, so at any given moment there may be very little listed, and a quiet feed on this page is usually accurate rather than broken.
🔴 Here is the line I will not cross, and I would rather say it directly than bury it. Hazelmere holds Agricultural Land Reserve land, and I have no acreage or farm specialty. Whether a specific parcel sits inside the ALR, what its status permits, farm classification, and well and septic due diligence are questions for the Agricultural Land Commission or a lawyer — not for me, and not for any real estate page. Common questions
Short answers to the questions buyers ask most about Hazelmere — starting with the two that decide whether you have even found the right place.
Both, and the golf course wins the search results by a mile. Ask Google about Hazelmere and you will be offered green fees, membership costs, course reviews and a restaurant menu before anything about the housing.
The Hazelmere Golf and Tennis Club opened in 1962 and the neighbouring Peace Portal course is next to it. Both are real and both are genuine local landmarks.
But Hazelmere is also a residential area of South Surrey, settled as Hall’s Prairie in 1878 and still mostly farms and acreage — and it is what this page is about. If you are researching the neighbourhood rather than the club, expect to have to work past the golf to find anything.
This one is in Surrey, British Columbia — and yes, that question is entirely reasonable, because there is a Hazelmere in Surrey, England too. Search suggestions will offer you “hazelmere surrey uk” and “hazelmere surrey postcode” alongside the Canadian results.
Two Surreys, two Hazelmeres. It is a genuinely unhelpful coincidence, and it is the third time this has come up in this part of the Fraser Valley — Serpentine and Salmon River have the same problem for different reasons.

I am not going to give you a boundary box, because there is no official City of Surrey planning boundary with bounding streets published for Hazelmere that I can point you at, and making one up would be worse than saying so.
What is sourced is the position: east of Highway 99, near the US border, with road access west to White Rock and Crescent Beach and north up the highway. Pacific Douglas is to the west along the border, Grandview Surrey to the north-west across the Agricultural Land Reserve line.
The definition that actually governs the listings above is the board’s own filing under Hazelmere. On acreage that is the only edge worth trusting.
It runs towards it. Hazelmere is the eastern edge of South Surrey, and Langley Township is on the other side of the municipal line — so the farmland does not stop, but the city does.
That matters more than it sounds. Cross the line and you are in a different municipality with its own bylaws, its own permit process and its own tax rate, and you are also in a different real estate board zone: the Fraser Valley board reports Langley separately from South Surrey & White Rock.
So two acreage properties a few minutes apart can be filed under different areas, priced against different comparables and governed by different rules. If you are shopping acreage out here, it is worth looking at both — I work Langley too, and the Langley page carries its own feed.
Because it is a small, largely agricultural community and there simply are not many properties in it. Acreage also turns over far less often than suburban housing does — people who buy land tend to stay on it, and there is no steady stream of new construction feeding the market the way there is in Pacific Douglas or Grandview Surrey.
So an empty or near-empty result here is usually accurate rather than a broken search. It is one of the few places on this site where I would tell you to check back rather than to change your filters.
The practical consequence is that if you want Hazelmere specifically, waiting is part of the plan. Tell me what you are after and I will watch it for you rather than making you refresh a page.
The low ground the community sits in. This is river-bottom farmland rather than the bench land you find further west, and the landform is a genuine part of what makes the area look and feel the way it does — hay fields, treed creek lines, and rolling ground up to wooded ridges.
For a buyer, low ground is a set of questions rather than a view: drainage, watercourse setbacks, and how a parcel sits relative to the surrounding land. Those are address-specific and they are cheap to ask about early and expensive to discover late.
If a property you are considering is on the valley floor, that is a conversation to have with the City of Surrey before anything else — not because it is a problem, but because it is the kind of thing that changes what you can build.
This is the single most important practical question about buying here, and it is a per-property question, not a neighbourhood one. I am not going to give you a blanket answer for a rural area where servicing varies parcel by parcel.
What you need to establish for any specific property, before you write an offer: whether it is on municipal water or a well; whether it is on sanitary sewer or a septic system; and if septic, the age, type and condition of the system and whether it was permitted.
