These are the homes currently for sale inside the Princess Margaret Secondary catchment, drawn to the boundary School District 36 (Surrey) publishes. Five elementary schools sit inside it and feed into Princess Margaret.
It runs from 120 Street at the Delta line east to 136 Street between 72 and 82 Avenue, with the west edge stepping in to 128 Street below 72 Avenue and above 82 Avenue, and reaches about 86 Avenue at the top. The school is at 129 Street and 71 Avenue, on the southern edge; Newton Elementary, at 82 Avenue, is the northernmost feeder. Being inside the boundary is not the same as being guaranteed a seat, and there is more on that below.
A near-rectangle in the middle of Newton, sixteen blocks wide, with the school at the bottom edge and the five elementary schools spread evenly through it. The line stops at 136 Street, short of Newton town centre.

These are provincial assessments, not rankings, and they are published by the B.C. Ministry of Education under the Open Government Licence. The figure is the share of students who wrote the assessment and scored in the top bands — On Track or Extending for the Foundation Skills Assessment, Proficient or Extending for the Grade 10 assessments.
Surrey and B.C. sit beside every number on purpose. Grade 10 Numeracy runs at about half the province, so a figure in the forties is close to normal and reads as a failing grade only if you see it on its own. A number without its baselines is not a fact, it is an impression.
What they do not measure: teaching, the programs a school runs, how a particular child would do there, or whether anyone is happy. They measure two skills, on one day, among the students who sat the test. This site does not rank schools and does not publish a rating, because the question buyers actually ask is which catchment an address is in — not which school is best.
School District 36 (Surrey) reserves the right to redirect students once a school is full. In 2024 Surrey closed in-catchment registration at three of its schools, so this is not a technicality. The boundary tells you which school an address is assigned to; it does not reserve a desk in it.

Most of what goes wrong here is not the boundary. It is assuming the boundary settles it. This is what I would tell you across a kitchen table, written down: six short chapters, in your browser, no download.
Dr. F.D. Sinclair, Newton, Strawberry Hill, W.E. Kinvig and Westerman. Every elementary catchment in Surrey nests inside exactly one secondary catchment, so a home in this boundary feeds one of those five and then Princess Margaret. Strawberry Hill and Westerman are side by side near 122 Street and 77 Avenue on the western edge; W.E. Kinvig is beside the secondary school.
Mostly not. The eastern edge is 136 Street, and the town centre around King George Boulevard and 72 Avenue sits at and beyond that line, in Frank Hurt's catchment. The name of the neighbourhood covers three secondary catchments here: Princess Margaret in the west, Frank Hurt to the east and Tamanawis to the south. Check the address against the district's locator, not the neighbourhood.
Because Tamanawis takes the ground immediately south of it. The school sits at 129 Street and 71 Avenue, and the Tamanawis line runs along about 70 Avenue, one block below the front door. Everything Princess Margaret serves is therefore north of the school, up to the Queen Elizabeth line around 82 to 86 Avenue. A home at 69 Avenue, a short walk from the school, feeds Tamanawis instead.
