These are the homes currently for sale inside the Langley Secondary catchment, drawn to the boundary School District 35 (Langley) publishes. Six elementary schools sit inside it and feed into Langley.
It runs from 196 Street east to about 222 Street between 48 and 60 Avenue, with the southern edge stepping east to 228 Street at 44 Avenue and a strip continuing north between 212 and 222 Street to 70 Avenue. The line between Langley City and the Township runs through the middle of it at roughly 208 Street; the catchment ignores it. Being inside the boundary is not the same as being guaranteed a seat, and there is more on that below.
One boundary covers two municipalities. Langley City is the western half, Murrayville in the Township is the eastern half, and both feed the same middle school and the same secondary.

How to read these numbers
These are provincial assessments, not rankings, and they are published by the B.C. Ministry of Education under the Open Government Licence. The figure is the share of students who wrote the assessment and scored in the top bands — On Track or Extending for the Foundation Skills Assessment, Proficient or Extending for the Grade 10 assessments.
Surrey and B.C. sit beside every number on purpose. Grade 10 Numeracy runs at about half the province, so a figure in the forties is close to normal and reads as a failing grade only if you see it on its own. A number without its baselines is not a fact, it is an impression.
What they do not measure: teaching, the programs a school runs, how a particular child would do there, or whether anyone is happy. They measure two skills, on one day, among the students who sat the test. This site does not rank schools and does not publish a rating, because the question buyers actually ask is which catchment an address is in — not which school is best.
Being inside a catchment is not a guaranteed seat
School District 35 (Langley) reserves the right to redirect students once a school is full. In 2024 Surrey closed in-catchment registration at three of its schools, so this is not a technicality. The boundary tells you which school an address is assigned to; it does not reserve a desk in it.

Questions about this catchment
Blacklock, Douglas Park, James Hill, Nicomekl, Simonds and Uplands. Every elementary catchment in the Langley district nests inside exactly one secondary catchment, so a home in this boundary feeds one of those six and then Langley Secondary. Blacklock is a fine arts school and Nicomekl and Douglas Park are inside Langley City; James Hill and Simonds sit toward Murrayville.
Yes. The two boundaries have the same footprint and the same six elementary feeders, so an address here settles all three tiers: elementary, then H.D. Stafford for the middle years, then Langley Secondary. That is unusual; in Willoughby, for instance, two middle schools split one secondary catchment. Here there is nothing to split.
Its programmes. The school lists sports academies in baseball, softball, hockey and soccer, a Trades Intensive programme, a piping and plumbing dual-credit programme with BCIT, AVID, and fine and performing arts. Those are application programmes with their own intake; living inside the boundary guarantees a place at the school, not a seat in any of them. The district records no French Immersion at Langley Secondary. It opened in 1949 and is the oldest secondary school in the district.
