These are the homes currently for sale inside the L.A. Matheson Secondary catchment, drawn to the boundary School District 36 (Surrey) publishes. Six elementary schools sit inside it and feed into L.A. Matheson.
From 80 Avenue to 96 Avenue it is only the blocks between 120 and about 124 to 128 Street, along Scott Road. North of 96 Avenue it widens west to 110 to 114 Street, which is Royal Heights, and runs up to about 112 Avenue near the river. The school is at 122 Street and 95 Avenue, right where the narrow and wide parts meet; the six feeders are spread from 83 Avenue to 101 Avenue. Being inside the boundary is not the same as being guaranteed a seat, and there is more on that below.
This is Surrey's western edge. South of 96 Avenue the boundary is a narrow strip along Scott Road; north of it the line runs west past the Delta boundary to about 110 Street and takes in Royal Heights above the river.

These are provincial assessments, not rankings, and they are published by the B.C. Ministry of Education under the Open Government Licence. The figure is the share of students who wrote the assessment and scored in the top bands — On Track or Extending for the Foundation Skills Assessment, Proficient or Extending for the Grade 10 assessments.
Surrey and B.C. sit beside every number on purpose. Grade 10 Numeracy runs at about half the province, so a figure in the forties is close to normal and reads as a failing grade only if you see it on its own. A number without its baselines is not a fact, it is an impression.
What they do not measure: teaching, the programs a school runs, how a particular child would do there, or whether anyone is happy. They measure two skills, on one day, among the students who sat the test. This site does not rank schools and does not publish a rating, because the question buyers actually ask is which catchment an address is in — not which school is best.
School District 36 (Surrey) reserves the right to redirect students once a school is full. In 2024 Surrey closed in-catchment registration at three of its schools, so this is not a technicality. The boundary tells you which school an address is assigned to; it does not reserve a desk in it.

Most of what goes wrong here is not the boundary. It is assuming the boundary settles it. This is what I would tell you across a kitchen table, written down: six short chapters, in your browser, no download.
Six: Cedar Hills, Kennedy Trail, Kirkbride, Prince Charles, Royal Heights and Senator Reid. Every elementary catchment in Surrey nests inside exactly one secondary catchment, so a home in this boundary feeds one of those six and then L.A. Matheson. Kennedy Trail, at 83 Avenue, is the southern outlier, twelve blocks below the school; Royal Heights is the one west of Scott Road.
Yes. North of about 96 Avenue the boundary runs west of Scott Road to roughly 110 Street, and that is Royal Heights, on the bluff above the Fraser. It is the only part of any Surrey secondary catchment that lies west of the 120 Street line, which surprises people who assume Scott Road is the edge of everything. South of 96 Avenue, Scott Road is the edge.
Queen Elizabeth, for almost the whole eastern edge, along about 124 to 128 Street from 82 Avenue up to 98 Avenue. Kwantlen Park takes over north of that, and Princess Margaret meets the southern tip below 82 Avenue. The Queen Elizabeth line is only a few blocks east of the school, so a Whalley address a short walk from L.A. Matheson can still feed Queen Elizabeth.
