These are the homes currently for sale inside the Grandview Heights Secondary catchment, drawn to the boundary School District 36 (Surrey) publishes. Five elementary schools sit inside it and feed into Grandview Heights.
It runs from 16 Avenue north to 40 Avenue, with an arm reaching 48 Avenue around 168 Street, and east to the Langley line at 196 Street. The western edge is Highway 99: the line follows it diagonally from about 176 Street at 16 Avenue out to 146 Street at 38 Avenue. Below 24 Avenue the catchment is only the part east of the highway. Being inside the boundary is not the same as being guaranteed a seat, and there is more on that below.
This boundary did not exist before 2020. It was carved out of Elgin Park, Semiahmoo and Earl Marriott for a school that opened in 2021, so an older neighbour's experience of which secondary the street feeds may simply be out of date.

These are provincial assessments, not rankings, and they are published by the B.C. Ministry of Education under the Open Government Licence. The figure is the share of students who wrote the assessment and scored in the top bands — On Track or Extending for the Foundation Skills Assessment, Proficient or Extending for the Grade 10 assessments.
Surrey and B.C. sit beside every number on purpose. Grade 10 Numeracy runs at about half the province, so a figure in the forties is close to normal and reads as a failing grade only if you see it on its own. A number without its baselines is not a fact, it is an impression.
What they do not measure: teaching, the programs a school runs, how a particular child would do there, or whether anyone is happy. They measure two skills, on one day, among the students who sat the test. This site does not rank schools and does not publish a rating, because the question buyers actually ask is which catchment an address is in — not which school is best.
School District 36 (Surrey) reserves the right to redirect students once a school is full. In 2024 Surrey closed in-catchment registration at three of its schools, so this is not a technicality. The boundary tells you which school an address is assigned to; it does not reserve a desk in it.

Every elementary catchment in Surrey Schools nests inside exactly one secondary catchment, so a home in this boundary feeds one of those five and then Grandview Heights. September 2020 for the boundary, September 2021 for the school. The district redrew the South Surrey and White Rock secondary catchments in 2019 to spread enrolment across four schools instead of three, and Grandview Heights Secondary opened at 25 Avenue and 170 Street in 2021 with room for about 1,500 students. In the first year, students in Grades 8 to 11 living inside the line moved to the new school while Grade 12s finished where they were, so the change landed one grade at a time.
No. Before 2020 the ground inside this line was divided among Elgin Park, Semiahmoo and Earl Marriott. Grandview is also the fastest-changing part of South Surrey, largely agricultural within living memory and substantially rebuilt over roughly the past decade, which is why a new secondary school was needed here at all. If a listing write-up names one of the three older schools, it is describing the boundary as it used to be.
