These are the homes currently for sale inside the Enver Creek Secondary catchment, drawn to the boundary School District 36 (Surrey) publishes. Four elementary schools sit inside it and feed into Enver Creek.
It runs from 140 Street east to 152 Street between about 80 and 92 Avenue, narrowing to a strip around 144 Street as it reaches north to 96 Avenue through the Green Timbers forest. The school sits near 145 Street and 85 Avenue, roughly at the centre, and the four feeder elementaries are all between 83 and 89 Avenue. Being inside the boundary is not the same as being guaranteed a seat, and there is more on that below.
A compact catchment with the school near its middle and all four elementary schools within a few blocks of it. The north end narrows into Green Timbers, so the boundary holds more forest than it looks like it should.

These are provincial assessments, not rankings, and they are published by the B.C. Ministry of Education under the Open Government Licence. The figure is the share of students who wrote the assessment and scored in the top bands — On Track or Extending for the Foundation Skills Assessment, Proficient or Extending for the Grade 10 assessments.
Surrey and B.C. sit beside every number on purpose. Grade 10 Numeracy runs at about half the province, so a figure in the forties is close to normal and reads as a failing grade only if you see it on its own. A number without its baselines is not a fact, it is an impression.
What they do not measure: teaching, the programs a school runs, how a particular child would do there, or whether anyone is happy. They measure two skills, on one day, among the students who sat the test. This site does not rank schools and does not publish a rating, because the question buyers actually ask is which catchment an address is in — not which school is best.
School District 36 (Surrey) reserves the right to redirect students once a school is full. In 2024 Surrey closed in-catchment registration at three of its schools, so this is not a technicality. The boundary tells you which school an address is assigned to; it does not reserve a desk in it.

Most of what goes wrong here is not the boundary. It is assuming the boundary settles it. This is what I would tell you across a kitchen table, written down: six short chapters, in your browser, no download.
Brookside, Green Timbers, Janice Churchill and Maple Green. Every elementary catchment in Surrey nests inside exactly one secondary catchment, so a home in this boundary feeds one of those four and then Enver Creek. All four sit within about six blocks of the secondary school, which makes this one of the most compact three-tier arrangements in the district.
At 152 Street on the east, where Fleetwood Park's catchment begins, and at 140 Street on the west. Its longest shared edge is with Frank Hurt to the south, along about 78 Avenue; Queen Elizabeth is across the northern line near 92 Avenue. The north end tapers into the Green Timbers forest and reaches 96 Avenue only as a narrow strip, so an address near 96 Avenue and 148 Street is more likely in Johnston Heights or Guildford Park than here.
The district records no French Immersion enrolment at Enver Creek for 2025/2026. Immersion at secondary in Surrey is offered at four schools, and it is a district-wide choice programme with its own application rather than something a catchment address provides. If the programme matters, ask Surrey Schools which Immersion secondary serves this address and apply there; the catchment school stays Enver Creek either way.
