These are the homes currently for sale inside the Brookswood Secondary catchment, drawn to the boundary School District 35 (Langley) publishes. Four elementary schools sit inside it and feed into Brookswood.
It runs from 196 Street east to 220 Street and from the border at 0 Avenue north to 48 Avenue, with the north-east corner cut away: above 40 Avenue the line steps back to 214 Street and then to 204 Street. The Brookswood and Fernridge streets fill the northern half; the southern half toward the border is acreage and parkland, still inside the line. Being inside the boundary is not the same as being guaranteed a seat, and there is more on that below.
The Brookswood Secondary line is much bigger than Brookswood. The neighbourhood people mean by the name ends around 206 Street and 28 Avenue; the catchment keeps going east to 220 Street and south to 0 Avenue.

These are provincial assessments, not rankings, and they are published by the B.C. Ministry of Education under the Open Government Licence. The figure is the share of students who wrote the assessment and scored in the top bands — On Track or Extending for the Foundation Skills Assessment, Proficient or Extending for the Grade 10 assessments.
Surrey and B.C. sit beside every number on purpose. Grade 10 Numeracy runs at about half the province, so a figure in the forties is close to normal and reads as a failing grade only if you see it on its own. A number without its baselines is not a fact, it is an impression.
What they do not measure: teaching, the programs a school runs, how a particular child would do there, or whether anyone is happy. They measure two skills, on one day, among the students who sat the test. This site does not rank schools and does not publish a rating, because the question buyers actually ask is which catchment an address is in — not which school is best.
School District 35 (Langley) reserves the right to redirect students once a school is full. In 2024 Surrey closed in-catchment registration at three of its schools, so this is not a technicality. The boundary tells you which school an address is assigned to; it does not reserve a desk in it.

Langley runs middle schools in Willoughby, Langley City and Aldergrove but not here: Brookswood Secondary takes students straight from these four elementaries.
No. The neighbourhood, and the MLS® area, is roughly 196 to 206 Street from about 28 Avenue north; Fernridge runs south of it to around 16 to 20 Avenue at Campbell Valley. The school catchment is wider and longer than either, reaching 220 Street on the east and the border at 0 Avenue on the south. An acreage address well south of Fernridge still feeds Brookswood Secondary, so search by the boundary rather than by the neighbourhood name.
Yes. Brookswood Secondary offers French Immersion, with 179 students enrolled in it in 2025/2026 out of about 1,060. Immersion is a district programme with its own entry rules rather than a catchment entitlement, so an address inside this boundary secures a place at the school but not automatically a seat in the programme. The school also lists an equestrian programme, which is unusual and reflects the acreage country to its south.
