These are the homes currently for sale inside the Walnut Grove Secondary catchment, drawn to the boundary School District 35 (Langley) publishes. Six elementary schools sit inside it and feed into Walnut Grove.
The main body sits between 196 and 216 Street from Highway 1 north to the Fraser, roughly 88 to 110 Avenue, and that is where the school and all six feeder elementaries are. From the highway a tail runs south-east between about 208 and 228 Street, down to 76 Avenue. A single street range would describe twice the ground the catchment actually covers. Being inside the boundary is not the same as being guaranteed a seat, and there is more on that below.
The catchment is Walnut Grove itself, the part of Langley Township north of Highway 1, plus a long thin tail that runs south-east of the highway across farmland toward 228 Street. All six elementary schools are in the main body; the tail adds land, not streets.

These are provincial assessments, not rankings, and they are published by the B.C. Ministry of Education under the Open Government Licence. The figure is the share of students who wrote the assessment and scored in the top bands — On Track or Extending for the Foundation Skills Assessment, Proficient or Extending for the Grade 10 assessments.
Surrey and B.C. sit beside every number on purpose. Grade 10 Numeracy runs at about half the province, so a figure in the forties is close to normal and reads as a failing grade only if you see it on its own. A number without its baselines is not a fact, it is an impression.
What they do not measure: teaching, the programs a school runs, how a particular child would do there, or whether anyone is happy. They measure two skills, on one day, among the students who sat the test. This site does not rank schools and does not publish a rating, because the question buyers actually ask is which catchment an address is in — not which school is best.
School District 35 (Langley) reserves the right to redirect students once a school is full. In 2024 Surrey closed in-catchment registration at three of its schools, so this is not a technicality. The boundary tells you which school an address is assigned to; it does not reserve a desk in it.

Most of what goes wrong here is not the boundary. It is assuming the boundary settles it. This is what I would tell you across a kitchen table, written down: six short chapters, in your browser, no download.
Six: Alex Hope, Dorothy Peacock, Gordon Greenwood, James Kennedy, Topham and West Langley. Every elementary catchment in the Langley district nests inside exactly one secondary catchment, so a home in this boundary feeds one of those six and then Walnut Grove. All six sit in the neighbourhood north of Highway 1; none is in the tail the boundary takes to the south-east.
Not as far as the district has announced. The Langley Board of Education's redraw for the coming years names Willoughby-area schools, R.E. Mountain, Yorkson Creek Middle and Peter Ewart Middle among them, ahead of a new secondary and middle school there. Walnut Grove Secondary is not named in it. Boundaries can still move, so confirm with the district before you rely on this line, but there is no announced change here.
Yes. Walnut Grove Secondary offers French Immersion, with 270 students enrolled in it in 2025/2026 out of roughly 2,200. Immersion is a district programme with its own intake rather than something a catchment address guarantees, so a place at the school and a place in the programme are two different questions. Ask the Langley School District about programme entry before assuming the move settles it.
