These are the homes currently for sale inside the Queen Elizabeth Secondary catchment, drawn to the boundary School District 36 (Surrey) publishes. Six elementary schools sit inside it and feed into Queen Elizabeth.
It runs from about 124 Street east to 142 Street between 88 and 94 Avenue, narrowing to 128 to 138 Street at 98 Avenue and to a few blocks around 128 Street at its southern tip near 82 Avenue. The school is at 135 Street and 95 Avenue. Below 86 Avenue the boundary is Princess Margaret's; the western edge along 124 Street is shared with L.A. Matheson. Being inside the boundary is not the same as being guaranteed a seat, and there is more on that below.
The school is on King George Boulevard at 96 Avenue, near the top of a catchment that runs south to about 86 Avenue. Six feeder elementaries in eighteen blocks; five of them within four blocks of 94 Avenue.

These are provincial assessments, not rankings, and they are published by the B.C. Ministry of Education under the Open Government Licence. The figure is the share of students who wrote the assessment and scored in the top bands — On Track or Extending for the Foundation Skills Assessment, Proficient or Extending for the Grade 10 assessments.
Surrey and B.C. sit beside every number on purpose. Grade 10 Numeracy runs at about half the province, so a figure in the forties is close to normal and reads as a failing grade only if you see it on its own. A number without its baselines is not a fact, it is an impression.
What they do not measure: teaching, the programs a school runs, how a particular child would do there, or whether anyone is happy. They measure two skills, on one day, among the students who sat the test. This site does not rank schools and does not publish a rating, because the question buyers actually ask is which catchment an address is in — not which school is best.
School District 36 (Surrey) reserves the right to redirect students once a school is full. In 2024 Surrey closed in-catchment registration at three of its schools, so this is not a technicality. The boundary tells you which school an address is assigned to; it does not reserve a desk in it.

Most of what goes wrong here is not the boundary. It is assuming the boundary settles it. This is what I would tell you across a kitchen table, written down: six short chapters, in your browser, no download.
Six: A.H.P. Matthew, Betty Huff, Cindrich, Creekside, David Brankin and Simon Cunningham. Every elementary catchment in Surrey nests inside exactly one secondary catchment, so a home in this boundary feeds one of those six and then Queen Elizabeth. Five sit in a band between 91 and 94 Avenue; A.H.P. Matthew is the one north of the school, at 98 Avenue.
Along about 82 to 86 Avenue. That is the longest boundary Queen Elizabeth shares with any school, and it runs through residential Whalley and Newton streets rather than along a landmark. The second-longest is with L.A. Matheson down the western side at about 124 to 128 Street. A home near 128 Street and 86 Avenue is close to three secondary catchments at once.
Only its southern fringe. The boundary reaches about 98 Avenue, and Kwantlen Park's catchment begins just above that, taking in Surrey Central and King George stations. So the blocks around 96 Avenue and King George Boulevard feed Queen Elizabeth, while the towers a few blocks north around 100 to 104 Avenue feed Kwantlen Park. The district records no French Immersion at Queen Elizabeth; Kwantlen Park has it.
