Sunnyside Park, South Surrey, BC — a neighbourhood of the City of Surrey, BC — has no published benchmark price of its own, and never has. The Fraser Valley Real Estate Board reports South Surrey & White Rock as one zone, spanning White Rock and all eight Surrey sub-areas. What's knowable is the housing mix, and what it does to a budget.
Start with what is not published
Most pages answering this question hand you a number in the first paragraph. That number is almost always an estimate wearing a statistic's clothes, and it's worth knowing why before you build a budget on it.
The Fraser Valley Real Estate Board publishes MLS® Home Price Index benchmarks for a fixed list of reporting zones. South Surrey & White Rock is one of them, and it is the only one that covers this peninsula. The sub-areas inside it are not reported separately — not Sunnyside Park, South Surrey, BC, not Elgin Chantrell, South Surrey, BC, not Morgan Creek, South Surrey, BC, not any of the others. No benchmark for this neighbourhood exists in the board's August 2026 package, and none exists in any earlier one either.
So no sub-area figure appears below, because producing one would mean inventing it. Not a range, not an "adjusted" number, not a "typically around". A made-up figure is worse than none, because you'd plan against it.
One practical note before the numbers. If you're setting up a listing search or a saved alert for this neighbourhood, the board's sub-area name is Sunnyside Park Surrey. That exact string matters — a near-miss on a sub-area name returns an empty result rather than an error, and people spend weeks believing nothing is for sale.
The published benchmarks, August 2026
These are the current MLS® HPI benchmark prices from the Fraser Valley Real Estate Board's August 2026 statistics package, for the South Surrey & White Rock zone as a whole.
Read the scope of that table carefully. Those figures are zone-wide: they span the City of White Rock — a separate municipality with its own council and bylaws — together with all eight Surrey sub-areas, from estate acreage inland to apartments near the water. They are not a number for the streets around South Surrey Athletic Park.
Two things about it are worth reading closely anyway.
The first is the date. August 2026 is the most recent month the board has reported. Anything presented to you as an August figure does not exist yet.
The second is where this zone sits against the rest of the board. That composite of $1,010,000 is the most expensive of the Fraser Valley zones — above Langley at $948,600, Cloverdale at $930,900, Surrey-Central at $912,700 and North Surrey at $640,800 — and the detached benchmark of $1,649,200 is likewise the highest detached figure in the board's table. The townhouse line is the one that has moved most: at −11.1% over the year, it is the weakest-performing townhouse segment anywhere in that table.
For the wider condition those figures sit in: the Fraser Valley recorded 941 MLS® sales in August 2026, up 1% year over year, with a sales-to-active-listings ratio of 10%. Balanced is 12% to 20%; below that is a buyer's market. That's the condition, not a deadline.
Why a blended figure describes this neighbourhood worst of all
A benchmark blends everything in its scope into one number. That works badly when the scope is a whole peninsula, and worst of all when the smaller area you're asking about is itself mixed.
This neighbourhood is mixed. The stock runs from older established houses to newer detached builds, and includes townhouses, condominiums and residential product aimed at seniors and retirement buyers — all within the same streets. Most sub-areas on the peninsula summarize in a sentence: estate lots, or new subdivision, or corridor apartments. This one can't.
That is the reason the composite line is the least useful number on the table for you. A $1,010,000 composite is the midpoint of a peninsula holding both a $550,800-benchmark apartment segment and a $1,649,200-benchmark detached segment. Where all of those property types genuinely trade, the composite describes no actual purchase you could make.
Pick the segment line matching the kind of home you're shopping for and treat the composite as market direction only. Then remember that even that segment line is peninsula-wide, and a house near 148 Street and 18 Avenue is not the average of the City of White Rock, BC, Morgan Creek, South Surrey, BC and Pacific Douglas, South Surrey, BC.
What the mix does to a budget here
There is no published split, and that itself is informative
No verified breakdown of this neighbourhood into detached, townhouse and apartment percentages is published, and neither is a typical lot size or build era. Listing aggregators will happily show you figures shaped like that — an average sale price, a days-on-market count, a percentage above the Surrey average. Those are not board statistics, and they don't get repeated here as though they were.
What is documented is the qualitative mix above, and it carries a real budget implication: more than one entry point exists here. In a sub-area of uniformly large detached homes, your budget either clears the bar or it doesn't. Here it may clear a different bar — that breadth is the most useful thing to know before you shop.
Two houses on the same block can be different purchases
Where build eras sit side by side, the difference between two similar-looking houses is often twenty or thirty years of roof, windows, drainage, plumbing and service panel. That gap shows up in the price, and it should. It also means you can't calibrate this neighbourhood from three listings the way you can in a subdivision built out over a single window. Look at more properties here than you think you need to, read each inspection on its own terms, and in the older stock price the next decade of maintenance into the offer rather than discovering it in year two.
What you're paying for is access to parks, not to water
The premium logic on this peninsula usually runs through the water. It doesn't here. This is an inland, central part of South Surrey, and the pier and promenade belong to the City of White Rock, BC. What sits inside these boundaries instead is unusually generous green space — South Surrey Athletic Park, bounded by 24 Avenue to the north, 18 Avenue to the south and 148 Street to the east; Sunnyside Park, about 6 hectares with an outdoor pool, sports fields, softball diamonds, tennis courts and playgrounds; and Sunnyside Acres Urban Forest Park, 140 hectares of second-growth forest regrown after early-1900s logging.
That's the trade being offered. You are not paying a waterfront premium and not getting a water view; you are getting a central address with a great deal of accessible parkland, and a short drive to the beaches that belong to the communities south and west.
Who buys here and why
Because Sunnyside Park, South Surrey, BC holds detached houses, townhouses, condominiums and seniors' product within the same streets, it draws a wider spread of budgets than the sub-areas around it, where one housing type dominates and effectively sets a single entry point.
In practice that shows up as three different conversations in the same neighbourhood. A family buying a house near a school and a field. Someone right sizing out of a larger property elsewhere on the peninsula who wants the same parks and errands. And a buyer whose budget sits nearer the apartment or townhouse end, who in most of South Surrey would be shopping a different sub-area entirely.
The everyday infrastructure supports that read. Sunnyside Elementary sits at 2828 159 Street, H.T. Thrift Elementary is in the southeast corner beside Semiahmoo Secondary School, and Bayridge Elementary is in the southwest corner. Those are named, not ranked: Surrey catchments are drawn by address rather than by neighbourhood, so confirm the current catchment for a specific property with Surrey Schools before you write an offer.
What actually sets the price on a specific house
Once you're looking at real listings in Sunnyside Park, South Surrey, BC rather than at a table, four things move the number far more than any area figure would.
Which property type it is. Obvious, and still the largest single factor here precisely because this neighbourhood offers more than one — the gap between the zone's apartment and detached benchmarks is over a million dollars.
Age and condition. In stock this varied, the homes that have had kitchens, roofs and mechanicals done separate sharply from the ones that haven't — most of the spread between two neighbouring listings comes from here.
What it sits beside. Backing onto Sunnyside Acres Urban Forest Park is a different proposition from facing another row of houses, and so is sitting a block from a field that hosts tournament weekends. Organized sport at South Surrey Athletic Park brings traffic and parked cars onto surrounding streets on those days — a convenience for some households and an irritation for others, and it shows up in what people will pay.
Access. Highway 99 runs along the eastern side of the peninsula, reached through the King George Corridor, South Surrey, BC, connecting north toward Richmond and Vancouver and south toward the Peace Arch border crossing. King George Boulevard is the parallel surface route, and 24 Avenue — carried through part of the neighbourhood as Sunnyside Road, including the 15300 block — is the main east–west spine. Proximity to those routes cuts both ways.
None of those are visible in a benchmark. All of them are visible in comparable sales on the block, which is what a real valuation is built from.
Getting a real number
If you want to know what a specific home is worth, that's a conversation about recent comparable sales on those streets, adjusted for property type, condition and what the place backs onto. A zone-wide index can tell you which direction the market is moving; it can't value a house.
In the meantime you can browse Sunnyside Park homes for sale, or widen it to South Surrey and White Rock, BC homes for sale, which covers the eight Surrey sub-areas and White Rock together.
Frequently Asked Questions
Is there a published benchmark price for Sunnyside Park, South Surrey, BC?
No, and there never has been. The Fraser Valley Real Estate Board publishes MLS® Home Price Index benchmarks for the South Surrey & White Rock zone as a whole and has never broken out a sub-area inside it. Any precise figure you're quoted for this neighbourhood is someone's estimate rather than a published statistic, and listing-site averages are not board figures no matter how confidently they're presented.
Which published benchmark figures cover Sunnyside Park, South Surrey, BC?
As of August 2026, the FVREB benchmarks for that zone are $1,010,000 composite, down 7.2% year over year; $1,649,200 detached, down 7.5%; $820,300 townhouse, down 11.1%; and $550,800 apartment, down 6.2%. Those are zone-wide figures spanning the City of White Rock and all eight Surrey sub-areas of the peninsula together.
Which benchmark line should I plan a Sunnyside Park, South Surrey, BC budget against — composite or segment?
The segment line that matches the type of home you're shopping for — detached, townhouse or apartment — rather than the composite. Because this neighbourhood genuinely contains all three property types, the composite blends purchases you would never make together and describes none of them. Treat the composite as market direction only, and treat even the segment line as a peninsula-wide reference rather than a local price.
What do the August 2026 numbers mean for someone shopping in Sunnyside Park, South Surrey, BC?
They describe a buyer's market. The Fraser Valley recorded 941 MLS® sales in August 2026, up 1% year over year, with a sales-to-active-listings ratio of 10% against a balanced range of 12% to 20%, and every zone and property type in the board's table shows a year-over-year price decline. What that means specifically here is that the decline is uneven across the property types this neighbourhood contains: the South Surrey & White Rock townhouse segment is down 11.1%, the furthest of any townhouse segment in the board's table, while the apartment segment is down 6.2%.
How much of the housing in Sunnyside Park, South Surrey, BC is detached versus townhouse or apartment?
No verified split is published for this sub-area, and neither is a typical lot size or build era. What is documented is that the stock is genuinely mixed — older established houses, newer detached builds, townhouses, condominiums and residential product aimed at seniors and retirement buyers — rather than concentrated in one type. Percentages you find on listing aggregator sites are estimates, not board data.
How do I find out what a specific home in Sunnyside Park, South Surrey, BC is worth?
Through comparable sales on that block, adjusted for property type, age, condition, what the property backs onto and access to Highway 99 and King George Boulevard. A zone-wide benchmark covering White Rock and eight Surrey sub-areas can tell you which way the market is moving; it can't price a house. That part starts with the address.
