What homes in Crescent Beach and Ocean Park actually sold for

Asking prices are public. Sold prices are not. They come off the board, and they are the only numbers that tell you what a home on your street is genuinely worth.

One label, two markets, so this matters more here than almost anywhere. A small older cottage on the Crescent Beach peninsula and a large custom home on an Ocean Park street are not comparable sales, and an average of the two is a number that describes neither.

Living in Crescent Beach and Ocean Park

What the two communities are actually like, and where one stops and the other starts. They share a listing label and very little else.

Crescent Beach is a small peninsula community on Boundary Bay, bounded by water on the east, west and north, and by Beecher Street and Bayview Street to the south. Land access is by two roads only — Crescent Road and McBride Avenue — and both cross the BNSF Railway to get in. That crossing is the reason it feels contained: it is not a place you drive through on the way to somewhere else.

Ocean Park is the bluff-top neighbourhood on the Semiahmoo Peninsula, bordering Crescent Beach to the north and the City of White Rock to the east. Its village centre is the commercial strip along Beecher Street, and its beach-access streets are Beecher, Sullivan and Target.

Both are inside the City of Surrey. Only the MLS® treats them as one thing.

Blackie Spit Park sits at the north end of Crescent Beach, at the mouth of the Nicomekl River, and it is a recognised Important Bird Area on the Pacific Flyway. That is a genuine designation, not marketing language, and it is why you will see people with binoculars there year-round.

On the Ocean Park side, 1001 Steps Park is at the foot of 128 Street near Camp Kwomais, and the Ocean Park Shoreline Walk is a tidal-beach walk rather than a promenade — check the tide before you commit to it. Day-to-day shopping is the Ocean Park Village Shopping Centre.

🔴 Two things that are NOT here, and are routinely borrowed by pages about this area: the White Rock Pier and the White Rock Promenade both belong to the City of White Rock. And Elgin Heritage Park with the Stewart Farm, on the Nicomekl, sits in the historic Elgin locality nearby — which is not the same thing as the Elgin Chantrell neighbourhood inland.

Both communities are served by Surrey Schools (SD36). The elementary schools named for this area are Ocean Cliff, Crescent Park, Ray Shepherd and Laronde.

On secondary, be careful with what you read elsewhere. Semiahmoo Secondary is widely reported as the catchment for this area, but that is reported rather than confirmed at the district for these two communities specifically, and I am not going to state it as fact on the strength of a marketing page.

Catchments here follow the address, not the neighbourhood name, and the peninsula geography makes that more true than usual. Check the district’s own catchment tool against the real address before you rely on it. I do not rank schools here and I am not going to start.

What moves price here is which side of the rail line you are on, and how much land comes with it. Ocean Park’s stock is larger character and custom homes on tree-lined streets, with its housing character guided by a City of Surrey Development Permit area — the top of that market has been reported around $7 million, which is aggregator colour rather than a board figure and should be read as a ceiling, not a norm.

Crescent Beach is the opposite shape: smaller lots and older waterfront and near-waterfront housing, because the peninsula is physically hemmed in by the bay on three sides and the railway on the fourth. There is no room to make more of it, and that is the whole story of its pricing.

🔴 I have no verified average lot size or build decade for either community, so I am not going to give you one.     Directly north-east, inland. Ocean Park runs into it, and the two are constantly confused. Sunnyside Park is organised around its athletic park and its forest, not around the shoreline, and it is a genuine mix of older and newer housing.

Short answers to the questions buyers ask most about these two communities — beginning with why they share one name on every listing site.

Because the Fraser Valley board abbreviates the sub-area name, and every portal that resells board data reproduces it. The exact string is Crescent Bch Ocean Pk. — shortened, with a full stop on the end.

This is not cosmetic. Typing “Crescent Beach” or “Ocean Park” in full into a board-driven area search returns nothing at all, which looks exactly like a place that does not exist rather than a place with a shorter name. If a search here has come back empty, that is almost certainly why.

The listings above are keyed to the board’s own string, so this page returns both communities without you having to guess at the spelling.

Crescent Beach is the peninsula. Water on the east, west and north; Beecher Street and Bayview Street along the south. You get in on Crescent Road or McBride Avenue, and both cross the BNSF railway to do it — if you did not cross a railway, you are not in Crescent Beach.

Ocean Park is the bluff behind and south of it, running east to the City of White Rock boundary. Its beach-access streets are Beecher, Sullivan and Target, and its village is the commercial strip on Beecher.

Beecher Street appears in both descriptions because it is the seam between them. That is not an error; it is why the two get confused.

Not through the board’s area filter, no. Crescent Bch Ocean Pk. is a single sub-area and there is no finer level below it, so an area search returns both communities together. That is the case on every site that uses board data, not just this one.

What does work is the address. Crescent Beach is small and physically defined — if the listing is on the peninsula side of the railway, it is Crescent Beach. Bayview, Wickson, Sullivan Point and the streets off McBride are the peninsula; everything up the bluff is Ocean Park.

If you know which of the two you want, tell me and I will filter the feed by address rather than making you read every listing twice.

Crescent Beach. Blackie Spit Park is at the north end of the Crescent Beach peninsula, where the Nicomekl River meets Boundary Bay.

It is also the most significant piece of ground in either community: a recognised Important Bird Area on the Pacific Flyway, which is a formal designation rather than a local boast. Migrating shorebirds use it, and so do a great many people with binoculars.

Ocean Park’s equivalent is different in kind — 1001 Steps Park at the foot of 128 Street, and the tidal Ocean Park Shoreline Walk. Neither is a spit and neither is a bird reserve.

They are separate sub-areas on the Fraser Valley MLS®, so the listing itself tells you: one is filed under Crescent Bch Ocean Pk. and the other under Sunnyside Park Surrey.

On the ground the difference is orientation. Ocean Park faces the water — it is a bluff above Boundary Bay with beach-access streets running down off it and a village centre on Beecher. Sunnyside Park is inland and faces its parks instead: South Surrey Athletic Park, Sunnyside Park and 140 hectares of Sunnyside Acres Urban Forest.

Housing follows from that. Ocean Park is weighted towards larger character and custom homes; Sunnyside Park is a genuine mix of older detached, newer detached, townhouses and condominiums.

Above it, rather than on it. Ocean Park sits on the bluff — the raised ground on the Semiahmoo Peninsula — with the beach below and reached by the access streets and the steps. Most Ocean Park homes are not waterfront, and a good many have no water view at all from behind the trees.

The community that is genuinely on the water is Crescent Beach, on the flat of the peninsula, at sea level, with the bay on three sides.

This is worth being blunt about because the shared listing label hides it. A search for “Crescent Bch Ocean Pk.” returns both, and “walk to the beach” means something quite different on each side of the bluff.

Yes — Ocean Park borders Crescent Beach along its northern edge, and Beecher Street runs through both descriptions as the seam between them.

But touching is about as far as the relationship goes. One is a flat peninsula village of small lots, physically boxed in by the bay and the railway, reached over a level crossing. The other is a large bluff-top neighbourhood of tree-lined streets and bigger houses that runs east until it hits the White Rock city line.

They are two historic communities that the board files under one label for convenience. Read any listing here with that in mind, and check which side of the crossing it is on before you fall for it.
